Before You Book

You’re excited about the Swiftwater Residences — and probably have some questions before booking. Here are the answers:

Do you have a minimum night stay?

We require a two-night minimum during regular season. During holidays, this minimum increases.

Are pets allowed? 

No, pets are not permitted on our property.

What is your cancellation policy?

You may cancel within 48 hours of booking and receive a full refund. After those first 48 hours, we charge 50% of the reservation. If you cancel during the reserved week, you’ll be charged the full amount.

Do we get discounts if we book multiple homes? Or if we are having a wedding with you?

Yes — if you book six or more homes, you qualify for a Group Booking. Please contact us via the Group Booking tab or email info@swiftwaterresidences.com. Note that all group bookings must be paid with one credit card.

What is the cleaning fee and resort fee?

We charge a cleaning fee of $300 plus tax, and a resort fee of $100, which covers pool access, internet, and other amenities.

Will we have access to the recreation center?

Yes — you’ll have access to the pool, hot tub, workout facility, and clubhouse. Guests from other homes will not be able to join you. Only the guests listed on your reservation manifest can check in. We do not sell guest passes at this time. This keeps our facilities exclusive and prevents overcrowding.

What are quiet hours?

Quiet hours at Suncadia begin at 10pm when all music and noise must move indoors. Any fines for noise or other disturbances will be charged to the guest responsible.

Are we able to host parties in the homes?

We do not allow parties or large gatherings inside the homes. However, you may host events in private spaces at Swiftwater Cellars or the clubhouse.

Will we receive discounts or reserved seats at Swiftwater Cellars?

We encourage you to reserve in advance to ensure a wonderful experience. During high season, space is limited. Unfortunately, discounts do not apply.
